We are thrilled to share the latest news on a groundbreaking partnership between AGPM and Poplar Development Group for the new Old Vineyard Development in Winston-Salem, NC. This ambitious project will be developed in two phases, creating a dynamic and affordable living community for families and seniors. With construction set to begin in 2025, here’s a closer look at both phases of the project:
Poplar Forest: Phase I of the Old Vineyard Development
Poplar Forest represents the first phase of the Old Vineyard Development, and marks a major milestone for Poplar Development Group as their inaugural new construction project. This exciting new community will offer 60 affordable housing units designed specifically to support families. The project is designed with the needs of residents in mind, featuring a wide range of amenities, including:
A community building with a management office, computer lab, fitness facility, and meeting rooms
A playground for children to enjoy
A picnic shelter for families to gather and relax
These features are designed to foster a strong sense of community and provide the resources families need to thrive. Financial backing for the project includes $2 million loans from both the City of Winston-Salem and the North Carolina Housing Finance Agency, ensuring solid support for the development.
Poplar Forest is also supported by a partnership with WeaverCooke Construction, which will utilize the innovative semi-modular PASS® system for construction. This cutting-edge system ensures that the development will be completed efficiently while maintaining high standards of quality.
Tulip Commons: Phase II of the Old Vineyard Development
Tulip Commons, Phase II of the Old Vineyard Development, will consist of 60 affordable housing units tailored specifically for seniors aged 55 and older. Designed with comfort and accessibility in mind, Tulip Commons will feature a host of amenities to enhance the quality of life for senior residents, including:
An on-site management office for convenient support
A computer lab for residents to stay connected
A fitness facility to encourage healthy living
A community room with a kitchen for social gatherings and events
Sunrooms and a screened porch for residents to enjoy the outdoors
A gazebo and a covered drop-off area for added convenience
The financing for Tulip Commons will be supported by a Low-Income Housing Tax Credit (LIHTC) application, which is scheduled for submission in January 2025. This project will also benefit from a partnership with WeaverCooke Construction and will utilize the same semi-modular PASS™ system for construction, ensuring the project’s efficiency and high-quality execution.
